John Munn, Chief Operating Officer

John is responsible for the total operational and financial performance of the PRIME VACATIONS group of companies. Additionally, John oversees creating and building state-of-the-art operational, accounting, marketing, and revenue systems as PRIME VACATIONS becomes a major force in the vacation and hospitality industry.

John brings a wealth of senior executive and leadership experience to PRIME VACATIONS. Having built and successfully managed multiple companies in London and Orlando, John has accomplished a hugely successful career at the highest levels of business management in the services and hospitality industries.

A self-confessed “People Person,” John excels in creating and building teams of empowered staff working in a thriving professional environment. John’s ethos ensures that all team members at PRIME VACATIONS are equipped for success, fully accountable, and focused on providing every client with ultimate service levels.

John’s ideal vacation consists of getting back to nature and watching spectacular sunrises and sunsets.

Art DiGiovanni

Art DiGiovanni, Vice President, Corporate Controller

Art is responsible for the controllership and financial reporting activities for all PRIME VACATIONS brands throughout Florida.

Art has over 26 years of experience in the hospitality industry, having worked for both branded and independent hotels and restaurant groups. He has spent time with the Millennium, Hilton, and Remington hotel groups. He most recently held the controllership for the Lyons Group, a large restaurant group of 35 full-service restaurants based in Boston, MA.

Art holds a B.B.A. from Saint Anselm College in Manchester, NH. He recently moved to Sarasota, FL with his beautiful wife and four wonderful children. He spent his first 53 years in Massachusetts. Art is an avid sports fan following his beloved Boston sports teams. His ideal vacation is to the Amalfi Coast in Italy, where Art can explore his love of food and his Italian heritage.

Eric Pullen, Vice President of Growth & Development

Eric is responsible for assessing new markets and evaluating new business opportunities for the PRIME VACATIONS property management program. Eric, and his team, work with realtors, private homeowners, and developers to bring new properties to the short-term vacation rental market. The Growth and Development team helps owners to identify the best brand in the PRIME VACATIONS portfolio to represent their home.

Eric joined AMI Locals in 2017. His diversified sales experience helped AMI Locals become the market-leading property management company on Anna Maria Island. Today, Eric utilizes his experience to grow all six of the PRIME VACATIONS property management brands.

Eric holds a B.S. in Environmental Science from Florida State University.  His perfect vacation is somewhere warm and, on the water, where he can dive, fish, or surf.

Lindsy Kruse

Lindsy Kruse, Vice President of Operations

Lindsy is responsible for overseeing the on-site property management operations across the PRIME VACATIONS property management companies. Lindsy and her teams focus on creating an unparalleled relationship with our property owners and guests by providing the best-kept portfolio of homes in the communities we work in.

Lindsy joined PRIME VACATIONS with 15+ years of hospitality experience. She had many successes in varying roles with The Ritz-Carlton, which provided her expertise in luxury hospitality. Lindsy’s attention to detail and passion for the guest experience is what drives her and helps her to thrive in her current role.

Lindsy’s ideal vacation includes water, a boat, a float, and a cocktail.

Colleen Daly, Vice President of Yield Management

Colleen is responsible for expanding and managing the Revenue Management, Channel Distribution, and Sales departments across the PRIME VACATIONS portfolio. Colleen and her team focus on maximizing revenue and diversification of sales strategies. 

Colleen joined PRIME VACATIONS with five-plus years of hotel revenue and sales experience, including several years with Hilton Hotels. She has had many successes implementing revenue-maximizing strategies through optimization, training, expansion of reporting, and analytics techniques. 

Colleen holds a B.S. in Architectural Preservation, a B.A. in Geography and Urban Studies from Temple University, and a Certificate in Hospitality and Tourism Management from Florida Atlantic University. 

Her ideal vacation is exploring new places, cultures, and foods. If she has not been there, it’s on her list.

Colleen Daly
Chelsea Brown

Chelsea Brown, Director of Information Technology

Chelsea joined PRIME VACATIONS in 2018 as the Office Manager for AMI Locals. Her role quickly escalated after the pandemic as the company grew immensely when travelers needed to escape to the outside beauty of Florida’s Gulf Coast. Her love of technology and creating automation and efficiencies led her to her current role in the IT department. Chelsea and her team focus on keeping PRIME VACATIONS assets secure while managing a best-in-class tech stack to ensure all PRIME VACATIONS entities operate efficiently for our team, guests, and owners.  

Chelsea attended Flagler College in St Augustine, FL, and obtained a B.B.A. within 3 years. Her ideal vacation is spending quality time with friends near the water – whether that be frozen on a mountainside, rushing down a river, or lapping the coastlines of unfamiliar destinations.
