Booking & Payments

How do I book a vacation rental?

Easily book online through our website or contact our reservations team for personalized assistance.

What payment methods do you accept?

We accept Visa, MasterCard, Discover, American Express, debit cards, and wire transfers.

What is your payment schedule?

A 25% deposit is due at booking, 25% is due 90 days before arrival, and the remaining 50% is due 60 days prior to check-in.

Cancellations & Travel Insurance

What is your cancellation policy?

Reservations made on or after June 10, 2025, can be canceled up to 30 days before check-in for a full refund, less travel insurance. Inside 30 days, the reservation is nonrefundable.
Reservations made before June 9, 2025, can be canceled up to 60 days before check-in for a full refund minus a $295 processing fee and travel insurance.

Do you recommend travel insurance?

Yes. We highly recommend purchasing travel insurance to protect your vacation investment in case of illness, weather, or emergencies. We partner with Generali Travel Protect Insurance.

What should I do in case of a tropical storm or hurricane?

Follow local emergency guidance and any communication from our team. We’ll provide updates and safety instructions as needed.

Check-In & Check-Out

What time is check-in and check-out?

Check-in is at 4:00 PM, and check-out is at 10:00 AM. Early check-ins and late check-outs are not guaranteed.

How do I check in?

You’ll receive an email before arrival with your door or lockbox code for self-check-in.

Can I extend my stay after arrival?

Extensions depend on availability. Contact our reservations team as soon as possible to check open dates.

Is early check-in or late check-out available?

We do our best to accommodate requests when possible, depending on cleaning schedules and upcoming reservations.

Home Amenities

Are linens and towels provided?

Yes. All homes include freshly made beds, bath towels, kitchen towels, and beach towels.

What’s included in the starter kit?

A small starter supply of essentials like paper towels, dish soap, trash bags, and toiletries is provided. Guests replenish as needed.

What happens if there’s a maintenance issue during my stay?

Please contact our Guest Services team immediately. We’ll address any maintenance concern as quickly as possible to ensure your comfort.

Do homes have Wi-Fi?

Yes. All rentals include complimentary wireless internet access.

Are kitchens fully equipped?

Yes. Kitchens have cookware, dishes, utensils, and major appliances. For safety, we don’t provide pantry items.

Are your homes professionally cleaned?

Yes. Each home is cleaned and sanitized by our professional housekeeping team following strict quality and safety standards.

Do homes have laundry facilities?

Most homes include a washer and dryer. Some multi-unit properties may offer shared laundry areas.

Do you provide baby gear or highchairs?

Baby and toddler gear, such as cribs and highchairs, can be rented through our trusted local partners.

Can I receive deliveries like groceries before arrival?

Yes. We can recommend local grocery delivery services that will stock your home before you arrive.

Do homes have barbecue grills?

Nearly all homes have propane grills—check your listing for details.

Is smoking allowed?

All Prime Vacations properties are non-smoking, including patios and balconies.

Pools & Pets

Are pools heated?

Yes, pools are heated seasonally from December through April. Weather may affect temperature.

Can I bring my pet?

Select dog-friendly homes allow up to two approved dogs (combined 50 lbs max) with a pet fee. Breed and behavior restrictions apply.

Travel & Transportation

How do I get to the islands?

Barrier islands like Anna Maria, Lido Key, and Siesta Key are easily accessed from Bradenton or Sarasota via bridges.

Do I need a car?

A car is recommended if you plan to explore beyond the island. On-island, you can use golf carts, bikes, rideshares, or the free trolley.

Where is the nearest airport?

Sarasota-Bradenton (SRQ) – 20 min, Tampa (TPA) – 60 min, St. Pete-Clearwater (PIE) – 60 min, Orlando (MCO) – 2 hrs.

Local Area & Island Info

Are there restaurants and shops nearby?

Yes. You’ll find boutique shopping, coffee spots, ice cream parlors, and restaurants ranging from casual to fine dining.

Where can I get groceries?

Publix Super Market in Holmes Beach and nearby Sarasota locations offer full grocery selections.

Is there public transportation?

Yes. The free trolley runs daily with multiple stops across the islands. Rideshares and the Monkey Bus are also available.

Are there medical facilities nearby?

Yes. Blake Hospital and Bradenton Urgent Care are nearby, and Sarasota Memorial Hospital and Sarasota Urgent Care are also within a short drive. For life-threatening emergencies, call 911.

Policies & Additional Info

Can I receive mail or packages at my rental?

We don’t recommend sending items directly to your rental. Use Island Mail & Print for secure package receiving.

Can I host an event or wedding?

Events may be approved with prior authorization, permits, and applicable fees.

Is Red Tide currently affecting the area?

Conditions vary. Visit the Florida Fish and Wildlife Conservation Commission (FWC) website for current updates.

What temperature can I set the AC to?

Our AC systems are regulated for safe operation and can be set no lower than 72°F during summer.
