We love this unit for its size, location and cleanliness. We fly so it's a plus that the unit includes beach towels. Multiple good restaurants are within walking distance. There were two issues, one being the AC. I contacted JC Resorts immediately and maintenance came shortly after to fix the AC. The other issue was taken care of in a professional and timely manner. We've been staying in 307 for several years. It's time for some updates but still a very nice place to stay.

This condo was great! It was larger than expected, and decorated nice and homey. Only thing bad I would say is that there are a lot mirrors, and we had a 16 month old! Maybe have a bottle of windex! Felt bad leaving a few handprints! We plan on staying there again

Relaxing, cozy place for a relaxing, cozy beach!Amenities were overall very good. . . beautifully decorated with airy, bright, soothing decor and balcony. Could have used a better set of beach chairs and umbrella. Within a block's walking distance to a restaurant and ice cream parlor.Very small washer/dryer, but very clean and and spacious. Would definitely stay here again.

Overall, we had a great week. We like the size and location of HH. This is the second time we stayed in this unit and felt it's in need of some upgrades. Couch is peeling, patio door handle missing, closet door off the track. Most disappointing thing was from Friday at 11 am until we left Saturday at 6 am the elevator was not working. Our group called twice on Friday and no one came out to look at or repair. Was difficult moving out with elderly people on a third floor.

The only inconvenience is as having to drive to Indian Shores to pick up our keys and check in. Other than that, this condo was an absolute dream!! It is as so spacious, the beds were comfortable and the location was perfect. Hope to stay again soon!!

This property is in a great area with a beautiful view, spacious living & sleeping areas, well stocked kitchen, well maintained pool area & easy access to the beach with plenty of beach equipment. Annette was very helpful if we had questions. Close to some very good restaurants (Keegan's Seafood Grill & TJ's Italian Cafe both right across the street). We had visitors the each week for the first 2 weeks (2 adults 2 small children) and had ample space for everyone.Just one minor improvement could be to clean under furniture in living room & dining area. I could feel sand on the floor on my shores and there were things under the couches on the floor. Certainly not a deal breaker for us just needs to be brought to the attention of the cleaning crew. Would definitely consider this property again.

We have stayed in this unit for multiple years. Our family enjoys the space this three bedroom unit provides. Only issue is that the Air Conditioning has been out of service for a portion of our stay for the last three years. JC Resort Management has provided excellent customer service in the repair of the AC, although we were without the AC for two weeks this year waiting for parts.The unit could use some upgrades. The patio furniture is dated and some chairs not suitable for adults. The TV is very small in the living room, would appreciate an upgrade to the entertainment area for TV viewing.

We had 8 people- 2 families- and had plenty of room! Unit was clean and spacious. The only drawback was the water pressure in the smaller bathroom was very low, better in the master, but still on the low side. We would definitely recommend the unit to anyone!

Everything in the condo was perfect for our family of 6 - 2 teenagers and 2 littles plus us. There was plenty of space and everything was nice and clean. All of the necessities were present as well as some fun extras we weren't expecting but were so happy to have - beach towels and chairs, canopy, toys, etc. The front desk staff were SO nice and accommodating at check in and check out and even when we had some things that needed to be remedied they were on it immediately. And you can't beat the location - you walk out onto sand. There were plenty of nearby restaurants and bars that could accommodate family activities as well as adult time. We would definitely stay here again anytime.

Unit matches pictures and descriptions. This was our 6th year in a row at Hamilton House. Great location and appropriate prices. Few recommendations for improvements: 1) The path to the beach needs reconstructed. The stones are all askew with big gaps. I smooth surface would be beneficial. Also, the landscaping needs trimmed back, the path is getting very narrow. 2) The footwash at the beach needs some work, the sand just collects in the middle of the deck. perhaps sloping the deck and providing more space in the boards would help wash away the sand. Overall, we love Hamilton House and cant wait for next year!

This is a lovely home, however, Our biggest issue was the very hard beds. Not 1 of us slept very well for the 2 weeks we were there. Lots of backaches! Also, the elevator was continually breaking down. Not great as I was traveling with my 82 year old father who has trouble walking) and 1 day the water was turned off ( not a big deal for us - just inconvenient. Also, the pool is quite small, so it was packed whenever we tried to go. Therefore we never got a pool day. This was an expensive unit with the least amount of amenities. Probably will not return

It would of been nice to have the property manager meet us at the condo with the keys and info instead of having to go an extra 4 miles right pick up the keys.

Great location, right on the beach. We had 8 guests and all had room to spread out. Balcony was nice with a partial view of the gulf. Pool was heated and perfect temp. Would stay here again! Only downside is the property is not key-less entry, you have to go to another property to check in/out.

Third time our party stayed in this unit. We really like it. Appropriate furniture in great condition. Unit matches pictures and descriptions. This was our 6th year in a row at Hamilton House. Great location and appropriate prices. Few recommendations for improvements: 1) The path to the beach needs reconstructed. The stones are all askew with big gaps. I smooth surface would be beneficial. Also, the landscaping needs trimmed back, the path is getting very narrow. 2) The footwash at the beach needs some work, the sand just collects in the middle of the deck. perhaps sloping the deck and providing more space in the boards would help wash away the sand. Overall, we love Hamilton House and cant wait for next year!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. We had an absolutely excellent stay at this location! Everything in the condo was perfect for our family of 6 - 2 teenagers and 2 littles plus us. There was plenty of space and everything was nice and clean. All of the necessities were present as well as some fun extras we weren't expecting but were so happy to have - beach towels and chairs, canopy, toys, etc. The front desk staff were SO nice and accommodating at check in and check out and even when we had some things that needed to be remedied they were on it immediately. And you can't beat the location - you walk out onto sand. There were plenty of nearby restaurants and bars that could accommodate family activities as well as adult time. We would definitely stay here again anytime.

The location was great, the condo was the perfect size for three guests, pictures were accurate. Only things I could point out are that there was loud live music every night but one right across the street (luckily they shut down every night at 10pm) and the wind chimes could be annoying if it was windy.

We were extremely happy with our Hamilton House accomodations. The unit was very clean and the kitchen was well stocked with cookware. The reclining furniture was awesome and actually perfect for my husband and I and 4 adult age kids. Everyone had a comfy spot. We called in the evening Sunday after check in and left a message about the shower head and a broken tab on the toilet seat. The maintenance man was there the next day and repaired both items. This our family's 4th time to Indian Rocks Beach and we will probably be back and we would definitely stay at the Hamilton House!
