10th time staying at Hamilton House! It was a great week, small crowds this year. Enjoyed the new fridge in 302. Noticed the new Washer/Drier as well. Not sure what is going on, but washing/drier was leaving black streaks on clothing. For the property, my only suggestions this year is fixing the foot washing station. There is no water pressure and the deck has settled into a sag where sand just collects. We were forced to use the hose bib by the pool entrance, which creates a ton of water and sand in the parking garage. Also, it would be really nice to see a concrete walk installed from the garage to the beach entrance. Pavers are randomly placed and hard to navigate without risk of injury. Overall, very happy with our stay again.

While not a major factor, what would make the stay more enjoyable is to have a full set of matching pots, pans and matching lids. If your stay is longer than a week, then you are likely to be cooking. Matching cookware enhances the comfort of the stay. Otherwise, this unit is pleasantly furnished and decorated.

Well appointed condo that accommodated 5 people. Kitchen contained all equipment needed for meal preparation. Lovely location - beachfront with towels and chairs available in the unit. Comfortable beds and amenities in the unit.

HH-302 has come top feel like home to us. We appreciate the care taken to keep the condo comfortable and functional. And, of course, we look forward to seeing Holly & Co. each year. We were glad to see that HH was spared the worst of the 2024 hurricanes and that most of our Indian Rocks haunts had already recovered. Already looking forward to returning in 2025!

We have been vacationing in Florida nearly 30 years. Our stay at the Hamilton House was another good year. Great location! Great views! And a nice big deck We will be back next year.

We very much enjoy the area. We have stayed in this building several times, this is our first with this company. The condo was very nice. The other property we stayed in had better dishes and patio furniture. It also had a kitchen with some spices, dishwasher detergent and other supplies this had none. Believe we would stay in this building again.

I stayed here for Thanksgiving Week with my elderly mother - the views are spectacular! We enjoyed the large covered balcony, the furnishings are great (bonus that there are 2 beds in the guest room), check in was a breeze. We would love to stay here again!

Excellent view. Nice condo.Beautiful beach. JC resort staff was great.Handled our two small issues timely and very proffesional. Only down side was beach reclining beach chairs. Not much for kids if a family is renting.Would rent again.

We had another wonderful week in IRB at the Hamilton House. Our family has been coming here each summer for the last almost 30 years. The staff at JC resorts are so friendly and helpful and make the stay great. The property recently upgraded to keyless punch pad entry into the condos, which made life easier! Our condo (302) was very clean and had the most beautiful view of the gulf. The location is fantastic. We highly recommend booking with JC. Our only small criticism/ request is for more chairs at the pool. There seem to be many missing that perhaps broke and were not replaced. Other than that, everything was perfect, despite Hurricane Debby!

We had a great time as usual. Appreciate the new lighting in the garage. Condo was on point per usual. Drier needs repair/replaced as it grabs cloths on the front, top of the drum and stains them. Only other points of improvement would be a better sand wash station at the entrance to the beach. See you next year.

My husband and I came back to Indian Rocks Beach for a second visit. Rented this condo and it was wonderful! Great location. Great views of the beach and ocean. The condo had everything we could possibly need. All of the staff were professional, knowledgeable and kind. We will definitely be back! It was a wonderful experience!5

What a great vacation. Beautiful weather, comfortable condo, and awesome beach. We have been to Hamilton House 3 times, and it never disappoints. We love the gulf and how Hamilton House has a small number of condos. The beach is never crowded, the town has lots of great restaurants and shops close by. We've already made our reservation for 2025. Just love the whole experience.

We have stayed at Hamilton House for ten years. Always a great experience. Only negative was someone kept propping open the lobby door. Felt unsafe, anyone could walk right up and get in the elevator.

Hamilton House 302 was an excellent property its amenities were great in particular the walking shower was everything we could have wished for. My wife and I have being coming to florida and this area for many years and we can say that this property is the best we have rented. The sunset views from the balcony were out of this world. We will treasure our 2 weeks stay for many years to come.

Just wanted to thank the staff at JC Resort Management for making our stay extremely pleasant. They are a great group of people and extremely competent. Will look forward to working with them in the future. As far as Hamilton House, it is all about location, location, location. The unit was very comfortable and we enjoyed beautiful sunsets almost every evening from the balcony. I would suggest, however, that Hamilton House make better use of their courtyard and add some picnic tables and a decent gas grill (the one they have now is a charcoal grill and basically non-operational).

We've become annual visitors to 302 and appreciate the owners' commitment to keeping up the value of the condo. This year's investment in new balcony sliding doors was a huge improvement in an already comfortable and nicely appointed unit. Thanks! And, of course, Holly and her smiling crew are the best. What a wonderful, relaxing week at the beach! Indian Rocks Beach in November is so special - quiet and beautiful. Great location for this condo, and easy walk to lots of great restaurants. Condo is clean and comfortable. It was also quiet too.

We arrived 6 hours later than planned and the office was closed upon arrival. Never have I seen a more complete and efficient welcome package with all the necessary info to access the unit. The condo was very well-prepared and clean - all a guest would want.

7 years in a row at Hamilton House! We always enjoy our stay here. Condo was clean as usual. Bit of fish smell. Drier might need some love, probably du to people putting sandy items in there. Patio needs pressure washed and/or painted. Outside of building needs some love. Lobby/elevator was covered in sand/smears. Would like to see pavers to beach replaced with concreate walk, or someone more continuous. Foot wash station needs reworked to allow better drainage of sand. Tends to pile up, despite my wiping it off with my sandal every day. Would really like to see regular cleaning vs. the new MWF only.

The condo we stay in is clean and fully stocked. We drank coffee on the deck each morning. We watched the beautiful sunset each evening, when it didn't storm. There are always plenty of bath towels and beach towels. There are some beach items in the condo closet, but we had our own items. The staff at the Sand Dollar are extremely nice and helpful.

Was nice room overall. Tall toliets for handicap. Nice view. First day the ice maker broke leaking water everywhere. After 12 hour drive that wasn't fun. Dealt with 2 repair men. Phone rang constantly, took it off the hook. The master bedroom shower went off at 2am and woke us up. Would not turn off. Finally went off on its own.Was a good visit overall. This is our 6th vist to Hamilton house. Would stay again.

Can't say enough about how comfortable we are in this condo. We just walk in and relax for a month. We've stayed at HH for eight years now and love it. Grateful that the owners of 302 take such good care of the place. And that Holly & Co. are so kind and helpful. Looking forward to next year!

Great location, nice furniture, clean, nice appliances. No hand soap, no dish soap, no 409 type spray to clean tables and countertops during the week, and no broom. No paper towels. No laundry soap except one single use box to wash the sad beach towels on the last day of the week (2 of the 5 towels were nice) Sad beach chairs. Sheets were pilled and scratchy. The condo in general had a sewer odor, especially in the master bath - perhaps my nose is more sensitive than most. Could really use a smart TV so guests can use their own streaming services. Terrible traffic, but that's not your fault. Electronic/keyless entry was great, BUT we still had to drive to a different location to check in/out and pick up keys we never used. Were told that's because the "battery could be dead in the fob"?! Big inconvenience. The lack of basic items was very unlike all other VRBO rentals we have used in this area for the last 10 years. Oddly, the unit had an enormous stock pot, 2 tea pots and a standing mixer, but no cookie/baking/pizza pans, which made meal prep difficult. Would recommend this unit with the proviso that you need to bring/buy all of your own supplies, including air freshener (except toilet paper, thankfully) - which is tough if you are flying in.

My husband, mother, and I had a very relaxing week in beautiful Indian Rocks Beach. Hamilton House is a small, peaceful, beautiful complex, and our unit was perfect. Gorgeous view of the beach and sunsets, nice furniture and appliances, everything we could ask for was within a fifteen minute drive.

The condo was beautiful and perfect for our stay. I brought my 3 year old so to have a kitchen for meals was just what we needed. I'm really glad we ended up in IndianRocks beach as it was so ouch quieter than Clearwater Beach has become since 2018. The condo was near great restaurants which were better than most we had in Clearwater beach. Staff was so helpful and quick to respond with the one thing we needed which was a new coffee maker. Quick check in and check out since we had Lyft driver waiting. I have nothing negative to say!

It's all about the view, amazing gulf front balcony.Location is quiet compared to other areas which is what we wanted. A few good restaurants are within walking distance. Property was clean and had everything we needed.

This was our 7th year at Hamilton House. Best weather yet! Really liked the updated master bath and updated 2nd bedroom. There did seem to be an order in the condo, both at the kitchen sink and the master bathroom sink. Outside of the condo, the property was in rough shape and the daily maintenance was sub-standard based on previous stays. Sand all over the hallways, elevator and vestibule were covered in sand, people hanging towels on railings outside their rooms, pool area had floats, towels and junk everywhere and the foot was area was covered in sand(which I tried to clean off every day). It seems like the new maintenance company is not up to par with the old company. There was also a family on the 3rd floor that was smoking a lot of pot and it was drifting into our condo and our friends condo. Nothing you can do, but just something to note. With that said, we always enjoy our stay and Holly is great to work with!

Enjoyed yet another week at Hamilton House. My family has been staying here for 25 years and for good reason. We particularly enjoyed 302: the condo was clean, well equipped, and had an amazing view. We can't wait to return in the fall. The JC Resorts reservation team was great to deal with, as always! Only thing that would make it better would be a key drop at the HH. This would help tremendously when you have an early morning return flight:)

Great view, spotless, updated kitchen and bath with the best location on the beach. We walked to almost everything. Local restaurants were top notch and we could access them by simply walking up, requesting a table, and eating immediately. The view was unobstructed and pool was quiet. It was very relaxing.

We've spent a month at HH for seven years running. This year we noticed significant improvements in the property, from major (EG: new elevator) to minor but important (EG: repaired screens on hallway windows.) Likewise, the owners of 302 have made it much more inviting. We're grateful and certainly looking forward to next year!

Beautiful view! Could Use some updating in the bathrooms. Kitchen was very well stocked. The elevator was still having issues. The beds were VERY comfortable. Super nice to have so many Tv's! It was very inconvenient to have to return keys to the sand dollar though. I wish there was a drop box at Hamilton House for keys. Pool was nice. Staff was AMAZING!!!!!

Second time in this unit. We really like it. Beds were comfortable, appropriate furniture in great condition. Unit matches pictures and descriptions. This was our 6th year in a row at Hamilton House. Great location and appropriate prices. Few recommendations for improvements: 1) 302 Master Bath needs a remodel and this place would be perfect. 2) The lock at the front door of 302 is really hard to work and needs replaced. 3) The path to the beach needs reconstructed. The stones are all askew with big gaps. I smooth surface would be beneficial. Also, the landscaping needs trimmed back, the path is getting very narrow. 4) The footwash at the beach needs some work, the sand just collects in the middle of the deck. perhaps sloping the deck and providing more space in the boards would help wash away the sand. Overall, we love Hamilton House and cant wait for next year!

Condo was great! Had everything we needed and within walking distance to several restaurants and shops. Beach was nice with plenty of room to set up whatever you wanted it without having to worry about being in others way. I am disabled so manipulating and maneuvering the walkway to the beach was a real challenge with a wagon full of personal items to set up on the beach. Some sort of ramp would have been nice, but had to deal with a 90 degree turn with a couple steps. Everyone we ran into were very nice and friendly. Have 3 small children and they all had an awesome time. Overall would recommend to friends and family.

Our rental was awesome! Great view of the gulf. Great furniture and beds. Kitchen had all our needed items for cooking some meals. We enjoyed eating out by walking to Keegan's, Guppies, and Pajanos pizza. Several shops nearby also. We have already booked next year. JC rentals ladies at the checkin/checkout desk were very helpful.

Place was great! Very clean,perfect location right on IRB, beautiful balcony views! Peaceful and relaxing, no annoying crowds. Plenty of great places to eat within walking distance. We saw stingrays several days, nice experience they weren't a problem. Check in process was a little old fashioned with the keys in a lock box. Would definitely recommend staying here!

We thoroughly enjoyed our getaway at Hamilton House 302. The location is perfect if you are looking for a quiet, getaway. The beach is right there with views and balcony access from the living room and bedroom. Two parking spots were provided, easy in and out. The pool was warm and not too crowded, although we did travel right before the busy season. There are several good restaurants within walking distance. The condo was lovely. The bathrooms are a bit dated, but functional and clean and not an issue whatsoever. Kitchen had everything we needed and having washer/dryer was a great bonus. We would rent this unit again. Thanks!
